Rebates

If you would prefer to visit an apartment on your own and forego a personal escort by me then I feel you should be compensated for your time and extra effort! Wouldn't you agree? Of course! And that is why I will rebate you $100 for doing this. Here's how it works:

Simply use me to identify an apartment, list me as your referring agent on your rental application, then complete the form to the left.

I'll mail you a check within 90 days of your move-in date (after I've received payment from the management company).

Eric Engberg offers a free apartment locator service. TX Home Realty (THR) is owned and operated by Texas licensed real estate agents. THR is in compliance with all applicable fair housing laws.

Eligibility Guidelines

• Only applicable if client goes through the website to complete the rebate form online.
• Lease term must be 6 months or longer, at a property paying a minimum 50% locator commission and/or commission equal to or greater than $500. If locator commission is less than $500 then a $50 rebate will be paid in lieu of. This commission will not affect your rental rate or any specials offered.
• Any rebate offer is subject to the consent of the principals that our Texas licensed real estate agents represent.
• If you contacted the property by phone or in person prior to contacting Eric Engberg you will not be eligible for a rebate.
• At time of your first contact with the property you must notify the leasing agent that you were made aware of the property through Eric Engberg. Failure to clarify that Eric Engberg referred you may result in the forfeiture of your rebate.
• TX Home Realty must be listed as your rental agency on your lease application.
• Eric Engberg must be listed as the individual locator or agent on your lease application.

• The rebate must be submitted within 45 days of your move in date.
• Those receiving housing aid are not eligible for the rebate.
• There will be only one rebate paid per lease, regardless of the number of occupants.
• Persons who intentionally submit multiple rebates for the same apartment unit will forfeit their rebate.
• Rebate checks not claimed within 6 months of check being written will be voided.
• Eric Engberg will not be held liable to pay any money to his customers in the situation where no commission is received from the apartment complex associated with the transaction.
• Eric Engberg must be listed on the guest card when visiting each property.
• If you lived at the property before or are being transferred by a sister property, you may not be eligible for a rebate.
• Rebates given in lieu of a personal escort to the property by Eric Engberg.
